Housing News from Harvard The Joint Center for Housing Studies of Harvard University released its most recent version of The State of the Nation’s Housing. This important study checks the pulse of the nation’s housing to determine its health. For the most part the findings are positive and show that new construction is going to continue at an increased rate. Additionally, new construction may be the answer to some of the problems we continue to face as a nation in housing our population. The good news: Homeownership rates rose despite a recent recession, thanks in part to changes in the housing finance system. New Home Construction appears to match demand in most markets and in the next ten years housing construction will need to exceed the previous ten years to stay up with demand. The growth of minority and immigrant households continues to be an important driver of housing demand.
Housing affordability is a major concern for many Americans: nearly a third of households spend more than 30% of income on housing and 13% spend 50% or more of income. To help ease the burden of housing costs some families bring extra members into the household, which has led to an increase in overcrowded housing. The stock of low cost housing continues to dwindle.
