In fact, Shad spends considerable time donated to helping homebuyers from
whom he’ll never get a single cent. Shad saw a need for helping homebuyers
get the latest industry news and find affordable home buying opportunities
in the area. In 1990 he created The Real Estate Corner to fill that need.
Every Tuesday evening from 6 PM to 7 PM on KCOH 1430 AM, Shad fields phone
calls from guests who want answers on everything from first time buyer grant
money to the best foundation repair company. The Real Estate Corner has a
dedicated following.
When it comes to selling new homes, Shad focuses on both builder and buyer
representation, “I handle 5 small builders who deliver all types of products
and not one of them is a major builder. New homes comprise about 30% to 40%
of my business. The funny thing is that I never knew how important new home
sales could be until I stumbled onto the Certified New Home Specialist™
training!”
One of the ways he works to build value with buyers and keep them happy is
that he provides new home buyers with customized books that include a
schedule, guidelines, window types, roof types, and more. The book helps
create value in the buyers mind and keep the buyer informed through out the
construction process. Ultimately, this keeps the buyer happy and reduces
headaches for the builder.
As for trends in new homes in the Houston area, “One story homes are very
popular while three story town homes are not. If there are two stories,
buyers prefer a first floor master bedroom and a big bonus room upstairs.
Kitchens are more important than ever. Developers in our area are buying
properties with ponds or creating ponds and are promising “water front”
homes.
Shad notes that today’s buyers in the Houston area are just like buyers
across the rest of the nation, “Buyers are far more knowledgeable and
educated. They know what they want in advance. It’s kind of scary since
sometimes buyers are more advanced than the Realtor!”
And the builders are increasingly finding benefits in working with Realtors,
“Builders cooperate with Realtors far more than ever because they realize
that when a Realtor brings in a buyer – this is a serious buyer. They also
know that Realtor has the potential to bring back more customers – in that
sense the Realtor is not a one time buyer!”
As a result of his work ethic and focus, Shad is in the top 10 brokers with
all of ERA, he has been the #1 realtor in Houston for the last 8 years, was
Chairman of the Houston Association of Realtors in 2002 and Houston’s
Realtor of the year in 2004.
Ask Shad why he doesn’t focus his efforts on the million dollar mansions in
his area and you receive a telling answer, "I can sell anything to anybody,
however I choose to concentrate my efforts on making housing affordable for
everyone – not just the business executive, but also the single parent with
one income."
